143 Triunfo Canyon Road-Tenant Improvements
ADVERTISEMENT FOR EXECUTIVE ARCHITECT
UCLA requests a written response to this Request for Qualifications (RFQ) to select an Executive Architect for the proposed 143 Triunfo Canyon Road Tenant Improvements (Project #907111.01), located at 143 Triunfo Canyon Rd, Westlake Village, CA 91361.
The project will include an adaptive-reuse tenant improvement of an existing, recently acquired medical office building to accommodate the expansion of services and clinics, which may include, but are not limited to, Radiation Oncology, Nuclear Medicine, and other clinics and services. The existing 2-story building was built in 1987, renovated in 2005, and consists of approximately 21,000 gross square feet (GSF) with associated surface lot parking. The overall project is anticipated to include improvements to both the first and second floors, with the second floor intended to accommodate future clinical space.
At this time, the University is proceeding with the first-floor scope as the initial phase of the project, with the second-floor clinical improvements to be developed and implemented at a later date. The Executive Architect will be responsible for supporting the overall design and coordination of both floors, including the future second-floor clinical space. The new architectural program will be developed during the pre-design phase of this project.
Responses to this RFQ should demonstrate familiarity with and experience in medical outpatient facilities and adaptive reuse building projects. The personnel proposed for this project must demonstrate expertise in these areas. The architectural program shall provide space for clinical and support uses and may include, but not be limited to:
¿ Radiation therapy systems, including Linear Accelerator (Linac) ¿ Advanced imaging systems and shielding, including but not limited to Computed Tomography (CT), Positron Emission Tomography-Computed Tomography (PET/CT), and Magnetic Resonance Imaging (MRI), ¿ Patient areas include exam and procedure rooms, receptions, consultation areas, treatment, and recovery spaces. ¿ Clinical support areas, and staff and administrative areas.
The construction cost for the project has not yet been determined and depends on phasing. The overall project cost for both first and second floors is anticipated to be $40 to $45 million, depending on the agreed-upon scope of work.
The selection committee will base its review of the Executive Architects' submitted proposals and selection on the identified Selection Criteria (Attachment A). The final selection and appointment of the Executive Architect is contingent upon project approval by the UC Board of Regents or their delegated authority.
